The Maintenance Superintendent is responsible for facilitating and expediting the tenant turn process while ensuring company property quality standards are maintained.
Each Maintenance Superintendent is assigned a portfolio of primary responsibility encompassing a designated assignment of single-family home units.
Responsibilities - Inspects general contractor/ vendor completed work and work-in-progress Verifies all punch list items are completed Ensures that the property inventory is maintained to Company standards by performing various home repairs: carpentry - replaces door and window trim, repairs stair hand rails, replaces doors and windows, repairs flooring; drywall - patch, texture, touch-up and paint; replacement of shingles, flashing and replaces underlayment with the use of a nail and or staple gun; fencing - replaces or repairs pickets, posts, sections and gates; removes debris and leaves from gutters; changes lightbulbs; replaces air filters; tightens towel racks; re-keys residences; adjusts doors and cabinet hinges; replaces faceplates.
Performs troubleshooting support for plumbing, garage door, irrigation and electrical issues: unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals; cleans and tests garage door sensors; replaces guide tracks; reprograms remotes; replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCI's), electrical outlets, light fixtures, carbon monoxide and smoke detectors; repairs or replaces sprinkler head leaks, valve stems and piping.
Conducts tenant move-out process including physical move-outs and key exchanges, assessment of property condition and completion of reports, work scope requirements and turn cost estimates to assist the Property Manager with security deposit reconciliation.
Schedules and attends move in orientations and move out inspections.
May be required to attend eviction property set outs and eviction hearings.
Inspects general contractor vendor completed work and work-in-progress ensuring that workmanship conforms to specifications and adheres to Company standards.
Ensures finished projects by verifying that all punch list items are completed within 2 to 6 days of work commencement.
Directs general contractor vendors to take corrective action as necessary.
Required Skills: High School diploma or GED required Valid Driver's license auto insurance required Intermediate PC skills including knowledge of Microsoft Office, Yardi and CRM Solid verbal and written communication skills Excellent customer service skills Strong time management and organizational skills Minimum of five (5) years of Residential/Property maintenance or related experience required.
Experience must include the use of: Basic hand tools Power tools Experience using an Apple iPad preferred.
Yardi and CRM experience desired Demonstrated knowledge of occupational hazards and safety methods required.
