The Regional Property Manager will work with property managers to execute the business plans for a portfolio of properties to ensure the physical assets are well maintained and the properties are meeting the financial goals set by Carroll leadership team and Carrolls equity partners. The Regional Property Manager leads, coaches and sets direction for the leasing and maintenance teams to ensure excellent service for prospective residents and Carefree Living for our residents.



YOU WILL:



* Lead and coach the property managers in your region to ensure the execution of the business plan for each property.

* Monitor current occupancy and trends and work with revenue management team to make recommendations regarding specials and concessions as needed.

* Partner with marketing team to develop marketing plans for communities and ensure Property Managers have the tools and resources needed to execute.

* Stay apprised of competitor activity in your market.

* Partner with the People Team to recruit, develop, coach and encourage high performing teams

* Complete weekly and monthly reports on the financial and operational aspects for each property and take corrective action when appropriate.

* Make recommendations to Asset Managers and Equity Partners regarding capital improvements and operational matters.

* Be attentive to potential fee management opportunities that may exist in your market and advise the leadership team of such opportunities

* Implement company policies and procedures and monitor occupancy, expenses, and delinquencies at each property on a weekly basis.

* Conduct on-site inspections and approve invoices and service contracts.

* Work with property managers to prepare annual budget for each property.



Requirements



YOU HAVE:



* _MINIMUM 3 YEARS OF MULTIFAMILY PROPERTY MANAGEMENT EXPERIENCE IN A REGIONAL OR AREA MANAGER ROLE TO BE CONSIDERED_

* Experience in preparing budgets and executing a business plan.

* Applicable knowledge of math, finance and real estate.

* Excellent written and verbal communication skills.

* Strong leadership skills with noted experience successfully coaching and developing high performing teams.

* Ability to gather facts, identify issues, develop recommendations and solve problems.

* Basic understanding of laws and regulations that apply in the multifamily industry (e.g., Landlord/Tenant laws, NAA Lease and Addendums, Fair Housing, ADA, OSHA regulations; EPA requirements).

* Four-year college degree or university program certificate (preferred).

* Real estate license (preferred)
